In short - no. The money in your Lifetime ISA can only be used penalty-free towards the costs of the actual home itself, not any additional associated buying costs.
✅ The homebuying costs you can use the money in your LISA for:
- The deposit
- Any additional money you're putting into the cost of your home, such as 'offers over'
🚫 The homebuying costs you can't use the money in your LISA for:
- Surveys
- Stamp duty
- Solicitor/conveyancer/legal fees
- Mortgage broker fees
- Moving fees
- Any other costs associated with buying or moving
Remember - the home you’re buying has to meet the criteria (in the UK, to live in, £450k or less, bought with a mortgage and is your first home). Check out our FAQ on eligible vs ineligible withdrawals here.
Our top tip: factor in the extra costs of buying a home when you're saving, and keep it in a different type of account. Our app will calculate these roughly for you so you have an idea of how much to put aside 💡
